We're an enquiry service, not a flooring contractor. With your consent, we pass your enquiry to an independent local floor sander once one is appointed. How it works

Areas we take enquiries from

We take timber floor enquiries from across the City of Greater Bendigo and nearby towns in Central Victoria. Whether a job can go ahead depends on the independent contractor your enquiry is passed to, so please include your suburb or town and we'll tell you if it's outside their area.

Central Bendigo and the older goldfields suburbs

Bendigo, North Bendigo, Quarry Hill, Golden Square, Long Gully, Ironbark, California Gully, West Bendigo and Eaglehawk.

These suburbs hold much of Bendigo's nineteenth-century housing. The City of Greater Bendigo's study The Evolution of Housing on the Bendigo Goldfields describes how miners built small weatherboard cottages, often on Crown land under Miners' Residence Areas, and how tradesmen and mine managers moved up to larger hipped-roof weatherboard houses. Homes of this age have often been extended and altered, so floors commonly have patched sections, replaced boards and gaps. Softwood floors, including Baltic pine, are found in some period homes and need gentle sanding. See floorboard repairs.

Southern and eastern suburbs

Flora Hill, Kennington, Strathdale, Spring Gully, Kangaroo Flat, Golden Square south and Mandurang.

A mix of early and mid-twentieth-century homes and later brick veneers. Many have solid timber floors that have spent years under carpet. Lifting a corner in a wardrobe is the quickest way to see what's there. See floor sanding.

Strathfieldsaye, Epsom, Huntly and the growth areas

Strathfieldsaye, Junortoun, Epsom, Huntly, Ascot, Jackass Flat, Maiden Gully and Marong.

Newer estates more often use engineered timber, hybrid or laminate. Only engineered boards with a thick enough timber layer can be sanded, and many newer floors are better suited to a recoat or should be left alone. Newer two-storey homes are also where most timber stairs are found.

Greater Bendigo townships

Heathcote, Axedale, Goornong, Elmore and other townships in the municipality.

Distance from central Bendigo can affect availability and travel charges. Rural homes often have large decks and verandahs, so you may want to ask about deck restoration at the same time.

Castlemaine and Mount Alexander Shire

Castlemaine, Harcourt, Chewton and nearby towns.

Castlemaine is a separate municipality with its own goldfields heritage. We take enquiries from here, but mention your town so travel and availability can be checked.

How Bendigo's climate affects floors

Bureau of Meteorology long-term averages for Bendigo Airport show a dry climate for Victoria: about 510 mm of rain a year, mean January maximums above 30 °C and mid-afternoon humidity around 30 per cent in summer, and cold winter nights. Timber shrinks in dry air and swells in damp air, so gaps between boards open and close through the year. Hot, dry days also make some coatings dry quickly, and outdoor timber faces strong UV. Contractors take this into account when planning gap filling, coats and deck work.

Heritage properties

Parts of Bendigo are covered by heritage overlays. Sanding and recoating internal floors usually doesn't change a building's external appearance, but verandahs and other external timber can be different. If you're unsure, check with the City of Greater Bendigo before changing the look of a heritage-listed exterior.
